For many years now, the largest number of flats and houses has been built in the largest towns. Warsaw is the winner in this respect. However, the experts of the Rynek Primotny website highlighted an important issue – the number of flats and houses whose construction was started per 10,000 inhabitants. When this perspective is chosen, it turns out that it is not Warsaw or Krakow that receive the title of developer leader, but Siedlce. The number of flats and houses whose construction began in 2021 per 10,000 inhabitants is the highest in Siedlce in the scale of the entire country. Katowice was second, followed by Wrocław, Lublin, Gdańsk and Słupsk. As you can see, when the issue of commenced investments is looked at in proportion to the number of city residents, the statistics look completely different than if you look only at how many new apartments will arrive in a specific location.
The housing market in Siedlce is developing
Siedlce is a town located east of Warsaw and south of Sokołów Podlaski. The number of inhabitants in 2020 was over 77 thousand people. The real estate market in Siedlce does not stand still. Last year, various development investments were launched, thanks to which there will soon be more residential premises in this town. The interest of buyers is considerable, so it is no wonder that developers noticed the potential of Siedlce and hence such a large number of construction projects started in 2021. The commenced investments will be completed only in the near future. On the other hand, there is a greater choice on the secondary market – there are many offers at highly diversified prices. The average price per square meter in Siedlce is over PLN 7,660, which means an increase by about 9% over the last twelve months. Flats on the secondary market in this city are often more expensive than flats on the primary market, especially when they are well located. The most expensive apartments are in the center, close to attractive recreational areas and in the best-connected housing estates – in this respect, the housing situation in Siedlce does not differ much from that which can be observed in the largest urban centers in the country.
